The general rule of thumb for people is to wait until spring to list their home. What I have found over the last almost 30 years is that listing in the winter can be a very good time to sell. Buyers still typically want to close in the spring. You are just getting a head start of the spring market. There are fewer buyers looking but when a buyer puts on their winter boots, jacket and hat to go look at houses in the freezing cold they are very serious about moving. In the spring quite often people go out look at homes thinking it would be a good year to move but decide later they will wait until a later date. More buyers in the spring but not all of them are serious. So the short answer is winter listings sell, you usually get a spring closing which allows you time to find a new place to call home.
