Eastern District - Southern <a href=Georgian Bay Market Report - October 2021" width="940" height="788" />

Eastern: 

In October 2021, The Eastern District of Southern Georgian Bay saw a 19.5% increase in the average residential home sale price from October 2020, resulting in an average price of $768,624. The area saw an 8% decrease in new listings as well as a 31.7% decrease in the number of homes sold. With just 1.3 months of available inventory and an average of 17 days on market, the Eastern District remains in a strong seller’s market.

Western: 

The Western District of Southern Georgian Bay saw a decrease in the number of new listings and sales, down 8% and 33.4% respectively. The average residential home price continues to be up from October 2020, with a 26% increase resulting in an average price of $915,363. 

With only 1.3 months of available inventory, and an average of 15 days on market, the Western District continues to be a strong seller’s market.

Midland:

The town of Midland’s real estate market continues to sit in a very strong seller’s market, with just 1.8 months of available inventory. Residential home sales are down 48.6% when compared to October 2020’s numbers; However, the town did see an increase in new listings of 10.3%. 

The average Midland residential sale price was $598,600; up 22.9% from October 2020. At this time listings average 15 days on market.

 Tay - Southern <a href=Georgian Bay Market Report - October 2021" width="940" height="788" />

Tay:

In comparison to October of 2020, Tay Township’s average sale price was up by 2.9%; with an average sale price of $626,877 last month. The number of new listings increased by 5.3%, while the number of residential properties sold was down by 4.3%, resulting in just 22 sales in October 2021. Tay Township continues to be a strong seller’s market with just 1 month of available inventory, and an average of 21.5 days on the market.

Penetang:

In October 2021, the town of Penetanguishene saw a 13.6% increase in residential prices, with an average sale price of $709,917. However, the number of residential properties sold was down from October 2020 by 29.4%, resulting in just 12 homes sold. Penetanguishene remains in a steady seller’s market with an average of 16.5 days on market and only 1.8 months of inventory available.

 Tiny - Southern <a href=Georgian Bay Market Report - October 2021" width="940" height="788" />

Tiny:

For the month of October 2021, Tiny Township saw another decrease in new listings and sold properties, down 5.4% and 33.3% respectively when compared to October 2020’s stats. Residential home values are up 17.8%, resulting in an increase of just over $141K from last October. 

At this time, Tiny continues to remain in a strong seller’s market, with just 1.4 months of inventory, and an average of 15.5 days on the market.
