Eastern District - Southern <a href=Georgian Bay Market Report - Sept 2021" width="940" height="788" />

Eastern: 

The Eastern District of Southern Georgian Bay saw a decrease in the number of new listings and sales, down 4.5% and 21% respectively. However, the average sale price in September 2021 is up 25.9% when compared to the 2020 sale price. This has resulted in an average sale price of $775K. 

With only 1.4 months of available inventory and an average of 13.5 days on market, the Eastern District continues to be a strong seller’s market. 

 Western District - Southern <a href=Georgian Bay Market Report - Sept 2021" width="940" height="788" />

Western: 

Western District of Southern Georgian Bay, like its Eastern counterpart, saw a notable decrease in both new listings and sales for September 2021. However, compared to 2020’s average sale price, there was quite an increase; up 33.2%, for a difference of nearly $159K. The Western District continues to remain in a steady seller’s market with 1.3 months of inventory and an average of 15 days on the market.

Midland:

The Town of Midland saw a notable 25.4% increase in the average sale price when comparing September of this year to 2020; an increase of over $134K! There was a 12.2% decrease in the number of new listings and no change in the number of sold properties. Midland continues to sit in a very strong seller’s market with only 0.8 months of available inventory, with an average of 12 days on market.

Tay:

Tay Township saw an incredible increase in average sale price when compared to September 2020; up 53.6%, the average residential home price is now $641,891! Tay also saw a 20% increase in new listings from the previous year; however, the number of properties sold was down 30.8%, resulting in 18 sales. With an average of 14 days on market, and just 2 months of inventory available, Tay remains a seller’s market. 

 Penetang - Southern <a href=Georgian Bay Market Report - Sept 2021" width="940" height="788" />

Penetang:

For September 2021, Penetanguishene saw a dramatic 30.3% increase in the average sale price, a difference of $144K.

Residential home sales are down by 13% when compared to last year's numbers; and new listings increased by a fantastic 50%, resulting in 30 new properties listed. At this time Penetanguishene continues to be a strong seller’s market with only 1.1 months of inventory, and homes are on the market an average of 8.5 days.

 Tiny - Southern <a href=Georgian Bay Market Report - Sept 2021" width="940" height="788" />

Tiny:

The township of Tiny’s residential home prices continues to be up from 2020. September’s average price was $915,913, which is 37.9% higher than last year, but down a bit from the previous month. Tiny saw a decrease in the number of new listings and properties sold from last year, down 4.8% and 34.8% respectively. With just 1.7 months of available inventory, Tiny remains in a strong seller’s market; with properties averaging 18.5 days on the market.
