As summer winds down, the August market numbers are in—and they show buyers still holding the upper hand. With plenty of homes on the market and conditions favouring those looking to purchase, now is an ideal time to take a closer look at what’s happening locally.

MIDLAND:

Midland - Market Report | Aug 2025

Residential Sales Price: 

In August 2025, Midland's median sale price was $487,500, down significantly from August 2024's prices. The average sale price was $557,175, dropping 4.8% from August 2024's numbers. 

Sales Activity: 

Firm sales in Midland were down 44.4% year-over-year, with 20 sales in August 2025.

Listings:

The town saw a slight dip in new listings, with 64 listed in August 2025, over 69 listed in August 2024. This decrease is reflected in the total number of active listings in Midland, with 161 at the end of August. 
Midland remains in a buyer's market with 8.47 months of available inventory, making this fall an excellent time to purchase a property. 

PENETANGUISHENE:

Residential Sales Price: 

In August 2025, Penetang's median sale price was $613,000, a significant decrease from August 2024's prices. The average sale price was $715,909, 11% higher than August 2024's numbers. This increase is due to a number of higher-priced homes selling in the area in August 2025.

Sales Activity: 

In August 2025, Sales in Penetanguishene were up 2 from the previous year, resulting in 11 firm sales in August. 

Listings:

Penetang saw a slight increase in new listings, with 49 listed in August 2025, up one from August 2024. However, the total number of active listings was down slightly, with 105 available properties at the end of the month. The town remains in a buyer's market with 10.5 months of inventory.
This decrease is reflected in the total number of active listings in Midland, with 161, which stood at 161 as of the end of August. 

TINY TOWNSHIP:

Residential Sales Price: 

The average sale price in Tiny Township was up 11.2% August 2025 compared to August 2024's numbers, while the median sale price saw a $52.5K drop for a median price of $637,500 in August 2025.

Sales Activity: 

There was a significant drop in sales year-over-year in Tiny, with just 14 firm sales by the end of August 2025.

Listings:

In August 2025, Tiny Township saw a sharp decline in new listings, with 76 new properties listed, down from 110 in August 2024. The total number of active listings dipped slightly to 357 properties by the end of the month. With 18.79 months of inventory, Tiny remains firmly in a strong buyer’s market.

TAY TOWNSHIP:

Residential Sales Price: 

In August 2025, Tay Township’s median sale price was $492,500, a decrease of $32,500 compared to August 2024. The average sale price came in at $512,143, down 6.7% year-over-year.

Sales Activity: 

Tay saw a significant 39.1% drop in sales in August 2025 compared to August 2024, with only 14 firm sales by the end of the month.

Listings:

Tay Township saw 37 new listings in August 2025, fewer than in August 2024. Despite fewer new listings, the number of active listings rose to 163 properties by month’s end. With 10.87 months of inventory, Tay remains firmly in a buyer’s market.
