Fall is officially here, and September 2025 was another solid month for Real Estate in the Simcoe County North District of the One Point Association of Realtors.

MIDLAND:

Midland - Market Report | Sept 2025 by Team Hawke Realty, Brokerage

Residential Sales Price:

In September 2025, Midland’s median residential sale price was $485,000, marking a notable decrease compared to September 2024. The average sale price was $555,000, down 17.5% from last year.

Sales Activity:

Home sales in Midland increased year-over-year, with 29 properties sold in September 2025, showing an excellent boost in market activity.

Listings:

New listings remained consistent compared to last year, with 72 new listings in September 2025, just two fewer than September 2024. The total number of active listings held steady at 152, higher than last year’s levels.
The uptick in sales helped reduce inventory to 5.24 months of available inventory, moving Midland back into a balanced market, a favourable situation for both buyers and sellers.


PENETANGUISHENE:

Residential Sales Price:

Penetanguishene's median sale price in September was $505,000, down significantly from September 2024's numbers. The average sale price was $508,060 last month, down 24.7% year-over-year.

Sales Activity:

In September 2025, Penetanguishene saw one additional sale from September 2024, resulting in 14 firm sales.

Listings:

Penetang saw a notable increase in new listings, with 58 listed in September 2025, up 56.8% from last year. The total number of active listings saw an increase as well in September 2025, with 100 active listings at the end of the month.
With 7.14 months of available inventory, Penetang remains in a buyer's market.

TINY TOWNSHIP:

Residential Sales Price:

Tiny Township saw a significant drop in sale prices in September 2025, with the median sale price of $625,000 down $175k year-over-year. The average sale price was down nearly 28% from September 2024's numbers, resulting in an average sale price of $673,917 in September 2025.

Sales Activity:

The area saw a fantastic increase in sales in September 2025, with 41 firm sales.

Listings:

In September 2025, Tiny Township saw an increase in new listings, with 107 new properties listed, up from 85 last September. The total number of active listings also rose to 319 properties on the market by the end of the month. With 7.78 months of inventory, Tiny remains in a buyer’s market.

TAY TOWNSHIP:

Residential Sales Price:

Tay Township saw a notable increase in sale prices in September 2025, with the median sale price of $576,500 up more than $150k from September 2024. The average sale price was $742,733, up significantly year-over-year. 

Sales Activity:

In September 2025, the number of properties sold in Tay was down 25% from September 2024, with 9 firm sales.

Listings:

Tay Township saw 56 new listings in September 2025, a slight increase from September 2024's numbers. The total number of active listings saw a more significant increase, with 160 active listings at the end of September 2025. 
Tay remains in a strong buyer's market with 17.78 months of inventory.
