The Midland housing market saw a noticeable slowdown in October of 2025. The average sale price was down slightly to $580,744, a 2.3% decrease from last year, while the median sale price dipped 5.3% to $533,250. Sales activity cooled considerably, with just 16 properties sold, down from the 33 sales recorded in October 2024.At the same time, new listings increased sharply to 76, 20 more than last year, contributing to a rise in inventory levels. Midland has moved back into a buyer's market with 10.4 months of available inventory. Homes are also spending more time on the market, with the median days on market increasing to 42.
PENETANGUISHENE:
In October 2025, the Penetanguishene housing market showed a mix of price growth and slower sales. The median sale price rose a notable 12% year over year to $675,000, while the average sale price was $744,889, up from October 2024’s numbers.Overall sales activity in Penetang slowed, with only 9 properties sold, representing a 30.8% decrease from October 2024. Meanwhile, new listings increased significantly to 32, up more than 50%, pushing inventory levels to 10.33 months, nearly double what they were a year ago. Homes also sold a bit faster on average, with the median days on market down to 31.
TINY:
In October 2025, Tiny Township’s residential real estate market experienced a significant rise in sale prices. The median sale price increased 18% to $750,000 compared to October 2024, while the average sale price rose modestly to $830,452, reflecting sales of some higher-end properties.Sales volume dipped slightly, with 23 homes sold—down 11.5% year-over-year. Meanwhile, new listings rose to 91, causing inventory to climb to 12.48 months. Despite the higher inventory, homes sold faster, with homes remaining on the market for a median of 30 days.
TAY:
In October 2025, residential home prices in Tay Township declined compared to the same month last year. The average sale price dropped to $512,140, $117,000 lower than in October 2024, while the median sale price fell 5.3% to $594,950.Sales activity slowed significantly, with only 10 homes sold, almost half what was sold in October 2024. Meanwhile, new listings rose to 49, keeping the area in a strong buyers' market with 16 months of available inventory in October 2025, with homes selling in a median of 42 days.
